Office Change of Use & Building Permit in Vaughan, Ontario
This project involved a change of use to create office space on the second floor of an existing commercial building in Vaughan.
The interior construction had been completed without the required building permit, and the property owner subsequently received a notice from the City requiring the necessary permit and approvals within a specified timeframe.
Permit Man conducted a site visit to document the existing conditions and prepare accurate measurements of the constructed layout.
Based on our assessment, we developed the required architectural and mechanical permit drawings (HVAC, plumbing and sprinkler) and identified the modifications necessary to bring the space into compliance with the Ontario Building Code.
Our design addressed key life-safety and occupancy requirements, including exit and emergency signage, fire-resistance-rated separations, sprinkler head modifications to suit the new layout, occupant load calculations, and required washroom facilities.
Mechanical drawings were also prepared to coordinate the building systems with the proposed office use.
Throughout the process, our team advised the client on the corrective work required to address Building Code items that had been overlooked during the original construction.
We coordinated with the City of Vaughan, responded to inspection requirements, and provided the requested engineering documentation and sign-off letters.
Following completion of the required modifications and municipal review process, the client successfully obtained occupancy approval for the office space.
