Major Renovation Permit with Structural Moment Frame – North York, ON

Permit Man completed the structural design and permit package for a major renovation permit in North York. Located near Avenue Road, this residential transformation included a new roofed porch, rear deck, basement walkout, interior alterations, and major structural changes — with the highlight being a fully engineered moment frame to support the glazed rear wall system.

Our scope included structural analysis, detailing of LVL and steel beams, floor and roof framing, and construction detailing for permit. Despite the architectural openness of the rear façade, our moment frame design met all lateral load requirements under the NBCC and CSA S16. This project represents one of our most technically demanding structural submissions for a major renovation permit in North York.

What Is a Moment Frame?

A moment frame is a structural system where beams and columns are rigidly connected to resist lateral forces. Unlike traditional bracing or shear walls, moment frames preserve architectural openness — ideal when exterior walls are mostly glazed. In this project, we eliminated the shear wall at the rear and replaced it with a steel moment frame that maintained structural performance while opening the space visually to the backyard.
