A Laneway Suite is a self-contained residential unit located on the same lot as a detached house, semi-detached house, townhouse, or other low-rise house. A Laneway Suite is typically located in the back yard next to a public laneway and is generally smaller in size, and completely detached from the main house on the lot.

Secondary Suite Loan Program:

In 2025, Ontario homeowners can access the Canada Secondary Suite Loan Program and mortgage refinancing to build garden suites or to convert an unused basement into a rental apartment or a garage into a laneway home to increase density in our communities. These programs are intended to help homeowners increase their income and create more affordable housing. 

Loan program:

  • The Canada Secondary Suite Loan Program offers loans of up to $80,000 at a 2% interest rate over 15 years
  • The program is intended to help homeowners finance the creation of rental units in their homes, such as basement suites, laneway homes, or garden suites

Mortgage refinancing:

  • Lenders and insurers can offer mortgage refinancing of up to 90% of the post-renovation value of a home.
  • This refinancing can be amortized over a period of up to 30 years.

Homeowners will be able to make use of both the loan program and mortgage financing to help cover the cost of adding a secondary suite.
